Prestigious Schools, Colleges, Hotels, and Real Estate Firms Defaulting on Property Tax for Years
Auctioning of Parappana Agrahara Jail, BMTC Buses, Metro Rail, and Police Properties

BENGALURU: The Greater Bengaluru Authority (GBA) is set to auction properties belonging to Parappana Agrahara Central Jail, BMTC, BMRCL, and the Police Department, which have failed to pay property taxes for several years.
Several central and state government departments owe crores of rupees in property tax arrears, and for the first time, the GBA has issued auction notices to them. Along with these, properties belonging to real estate firms, schools, colleges, hotels, IT-BT companies, and private citizens will also be auctioned.
Over 7,000 properties under the GBA jurisdiction have accumulated ₹437 crore in unpaid taxes over the years. To recover this, it has been decided to auction these assets. Auction notices have been issued to all defaulters, and Revenue Officers, Joint Commissioners, and Zonal Deputy Commissioners of the respective city corporations have been instructed to conduct the auction process on February 17.
Similar Process Last Year
A similar process to auction tax-defaulting properties took place in February 2025. At that time, 608 properties across eight zones of the then-BBMP were targeted to collect ₹30 crore. However, the process was halted as most owners paid their dues at the last minute.
"Those owing more than ₹2 lakh in property tax to the BBMP owe a total of approximately ₹390 crore. To avoid forced recovery measures like auctions, taxpayers must clear their dues," Munish Moudgil had stated then. Now, Moudgil himself has directed the auction of 7,000 identified properties.
Two Notices to Parappana Agrahara Jail
The Central Jail at Parappana Agrahara has defaulted on property taxes, leading to the issuance of two auction notices. The jail, spread across several survey numbers, owes ₹56.43 lakh in tax. The market value of this property is estimated at ₹1,774.09 crore. Additionally, the GBA is preparing to auction property worth ₹85.76 crore to recover another ₹15.10 lakh in arrears.

Properties in the Name of President and Governor to be Auctioned
A Department of Space property on 11th Cross, Malleshwaram, owes ₹11.38 lakh in tax. Since this property is registered in the President's name, the auction notice has been issued accordingly. The government value of this property is ₹16.96 crore.
Similarly, the Registrar of Cooperative Societies office on 3rd Cross, Malleshwaram, owes ₹44.55 lakh. This property, valued at ₹32.66 crore, is in the name of the Governor of Karnataka, and the notice has been issued in the Governor's name. Additionally, the GBA has decided to auction the Survey of India property in Bommanahalli for an arrears of ₹23.51 lakh.

"Auction is the Final Step" – Munish Moudgil
> "Property owners have been given ample warnings. Demand notices and attachment orders have been issued, and daily SMS alerts have been sent for months. We even provided an opportunity to appeal these notices online via 'BBMP e-Nyaya'. Since these owners did not respond, we have taken the final step to auction the properties," said Munish Moudgil, Special Commissioner (Revenue), GBA.
He added that to avoid the auction, owners must pay the tax immediately and submit the receipt to the local Assistant Revenue Officer's office.

ಬೆಂಗಳೂರು: ಹಲವು ವರ್ಷಗಳಿಂದ ಆಸ್ತಿ ತೆರಿಗೆ ಪಾವತಿಸದ ಪರಪ್ಪನ ಅಗ್ರಹಾರ ಕೇಂದ್ರ ಕಾರಾಗೃಹ, ಬಿಎಂಟಿಸಿ, ಬಿಎಂಆರ್ಸಿಎಲ್, ಪೊಲೀಸ್ ಇಲಾಖೆಯ ಆಸ್ತಿಗಳನ್ನು ಹರಾಜು ಹಾಕಲು ಗ್ರೇಟರ್ ಬೆಂಗಳೂರು ಪ್ರಾಧಿಕಾರ (ಜಿಬಿಎ) ಸಜ್ಜಾಗಿದೆ.
ಕೇಂದ್ರ ಹಾಗೂ ರಾಜ್ಯ ಸರ್ಕಾರದ ಹಲವು ಇಲಾಖೆಗಳು ಕೋಟ್ಯಂತರ ರೂಪಾಯಿ ಆಸ್ತಿ ತೆರಿಗೆಯನ್ನು ಬಾಕಿ ಉಳಿಸಿಕೊಂಡಿದ್ದು, ಅವುಗಳ ಹರಾಜಿಗೆ ಮೊದಲ ಬಾರಿಗೆ ಜಿಬಿಎ ನೋಟಿಸ್ ಜಾರಿ ಮಾಡಿದೆ. ಇವುಗಳ ಜೊತೆಗೆ, ರಿಯಲ್ ಎಸ್ಟೇಟ್, ಶಾಲಾ–ಕಾಲೇಜು, ಹೋಟೆಲ್, ಐಟಿ–ಬಿಟಿ ಕಂಪನಿಗಳು ಸೇರಿದಂತೆ ನಾಗರಿಕರ ಆಸ್ತಿಗಳನ್ನೂ ಹರಾಜು ಮಾಡಲಿದೆ.
ಜಿಬಿಎ ವ್ಯಾಪ್ತಿಯಲ್ಲಿ ಏಳು ಸಾವಿರಕ್ಕೂ ಹೆಚ್ಚು ಆಸ್ತಿಗಳಿಂದ ₹437 ಕೋಟಿ ತೆರಿಗೆ ಹಲವು ವರ್ಷಗಳಿಂದ ಬಾಕಿ ಇದೆ. ಇದನ್ನು ವಸೂಲಿ ಮಾಡಲು ಆ ಆಸ್ತಿಗಳನ್ನು ಹರಾಜು ಮಾಡಲು ನಿರ್ಧರಿಸಲಾಗಿದೆ. ಎಲ್ಲ ಸುಸ್ತಿದಾರರಿಗೆ ಹರಾಜು ನೋಟಿಸ್ ಜಾರಿ ಮಾಡಲಾಗಿದ್ದು, ಆಯಾ ನಗರ ಪಾಲಿಕೆಗಳ ಕಂದಾಯ ಅಧಿಕಾರಿ, ಜಂಟಿ ಆಯುಕ್ತ, ವಲಯ ಉಪ ಆಯುಕ್ತರು ಫೆ.17ರಂದು ಹರಾಜು ಪ್ರಕ್ರಿಯೆ ನಡೆಸುವಂತೆ ಸೂಚಿಸಲಾಗಿದೆ.
ಕಳೆದ ವರ್ಷವೂ ಪ್ರಕ್ರಿಯೆ: ತೆರಿಗೆ ಬಾಕಿ ಉಳಿಸಿಕೊಂಡ ಆಸ್ತಿಗಳನ್ನು ಹರಾಜು ಮಾಡುವ ಪ್ರಕ್ರಿಯೆ 2025ರ ಫೆಬ್ರುವರಿಯಲ್ಲೂ ನಡೆದಿತ್ತು. ಅಂದಿನ ಬಿಬಿಎಂಪಿ ವ್ಯಾಪ್ತಿಯ ಎಂಟು ವಲಯಗಳಲ್ಲಿ 608 ಆಸ್ತಿಗಳನ್ನು ಹರಾಜು ಮಾಡಿ ₹30 ಕೋಟಿ ತೆರಿಗೆಯನ್ನು ಸಂಗ್ರಹಿಸುವ ಗುರಿ ಹೊಂದಲಾಗಿತ್ತು. ಆ ಸಂದರ್ಭದಲ್ಲಿ ಬಹುತೇಕರು ಆಸ್ತಿ ತೆರಿಗೆಯನ್ನು ಪಾವತಿಸಿದ್ದರಿಂದ ಹರಾಜು ಪ್ರಕ್ರಿಯೆ ನಿಲ್ಲಿಸಲಾಗಿತ್ತು.
‘ಬಿಬಿಎಂಪಿ ವ್ಯಾಪ್ತಿಯಲ್ಲಿ ₹2 ಲಕ್ಷಕ್ಕಿಂತ ಹೆಚ್ಚು ಆಸ್ತಿ ತೆರಿಗೆ ಬಾಕಿ ಇರಿಸಿಕೊಂಡಿರುವವರಿಂದ ಸುಮಾರು ₹390 ಕೋಟಿ ಪಾವತಿಯಾಗಬೇಕಿದೆ. ಹರಾಜಿನಂತಹ ಬಲವಂತದ ವಸೂಲಾತಿ ಕ್ರಮವನ್ನು ತಪ್ಪಿಸಲು ಆಸ್ತಿ ತೆರಿಗೆದಾರರು ಬಾಕಿ ಪಾವತಿಸಬೇಕು’ ಎಂದು ಮುನೀಶ್ ಮೌದ್ಗಿಲ್ ಆಗ ಹೇಳಿದ್ದರು. ಈಗ, ಏಳು ಸಾವಿರ ಆಸ್ತಿಗಳನ್ನು ಗುರುತಿಸಿ ಹರಾಜು ಪ್ರಕ್ರಿಯೆ ನಡೆಸಲು ಮುನೀಶ್ ಮೌದ್ಗಿಲ್ ಅವರೇ ಸೂಚಿಸಿದ್ದಾರೆ.

ಮಲ್ಲೇಶ್ವರದ 11ನೇ ಅಡ್ಡರಸ್ತೆಯಲ್ಲಿರುವ ಬಾಹ್ಯಾಕಾಶ ಇಲಾಖೆಯ ಆಸ್ತಿಯ ₹11.38 ಲಕ್ಷ ತೆರಿಗೆ ಬಾಕಿ ಇದೆ. ಈ ಆಸ್ತಿ ರಾಷ್ಟ್ರಪತಿಯವರ ಹೆಸರಿನಲ್ಲಿದ್ದು, ಇದನ್ನು ಹರಾಜು ಹಾಕಲು ಅವರ ಹೆಸರಿನಲ್ಲೇ ನೋಟಿಸ್ ಜಾರಿ ಮಾಡಲಾಗಿದೆ. ಈ ಆಸ್ತಿಯ ಸರ್ಕಾರಿ ಮೌಲ್ಯ ₹16.96 ಕೋಟಿ.
ಮಲ್ಲೇಶ್ವರದ 3ನೇ ಅಡ್ಡರಸ್ತೆಯಲ್ಲಿರುವ ಸಹಕಾರ ಸಂಘಗಳ ರಿಜಿಸ್ಟ್ರಾರ್ ಕಚೇರಿಯಿರುವ ಆಸ್ತಿಯ ತೆರಿಗೆ ₹44.55 ಲಕ್ಷ ಬಾಕಿ ಇದ್ದು, ಅದರ ₹32.66 ಕೋಟಿ ಮೌಲ್ಯದ ಆಸ್ತಿಯನ್ನು ಹರಾಜು ಮಾಡಲಾಗುತ್ತಿದೆ. ಈ ಆಸ್ತಿ ಕರ್ನಾಟಕದ ರಾಜ್ಯಪಾಲರ ಹೆಸರಿನಲ್ಲಿದ್ದು, ಅವರ ಹೆಸರಿಗೇ ಹರಾಜು ನೋಟಿಸ್ ಜಾರಿಯಾಗಿದೆ.
ಬೊಮ್ಮನಹಳ್ಳಿಯಲ್ಲಿರುವ ಸರ್ವೆ ಆಫ್ ಇಂಡಿಯಾದ ಆಸ್ತಿಯ ತೆರಿಗೆ ₹23.51 ಲಕ್ಷ ಬಾಕಿ ಇದ್ದು, ಆಸ್ತಿಯನ್ನು ಹರಾಜು ಹಾಕಲು ಜಿಬಿಎ ನಿರ್ಧರಿಸಿದೆ.

ಹರಾಜು ಪ್ರಕ್ರಿಯೆಯನ್ನು ತಪ್ಪಿಸಿಕೊಳ್ಳಬೇಕಾದರೆ, ಮಾಲೀಕರು ಕೂಡಲೇ ತೆರಿಗೆಯನ್ನು ಪಾವತಿಸಿ, ಅದರ ಪ್ರತಿಯನ್ನು ಸ್ಥಳೀಯ ಸಹಾಯಕ ಕಂದಾಯ ಅಧಿಕಾರಿ ಕಚೇರಿಗೆ ತಲುಪಿಸಬೇಕು ಎಂದರು.
