BDA to construct SkyDeck in Ramasandra
41 acres of land from NICE, KIADB and Nagar District Administration; Cost over ₹500 crore

Bengaluru: The ‘Akasha Gopura’ (Skydeck) to be built by ‘Bengaluru Smart Infrastructure Limited’ (B-Smile) has been transferred to the BDA, and the Urban Development Department has ordered it to be built on 41 acres in Ramasandra, Kengeri.
In the 41 acres 12 gunte land in Survey No. 40 of Ramasandra village, adjacent to Kommagatta village, Kengeri hobli, South taluk, an I-judgment should be prepared for the 27 acres 19 gunte land for which the Karnataka Industrial Area Development Board (KIADB) has issued a final notification, a no-objection letter should be obtained from the Nice Company and the land should be handed over to the BDA.
In Survey No. 40 of Ramasandra, out of the 8 acres 12 guntes leased to NICE and the 13 acres 33 guntes given by KIADB, NICE has not utilized 8 acres 33 guntes. Their lease should be cancelled and the land should be acquired by BDA.
In Survey No. 39 of Ramasandra, out of the 49 acres 3 guntes government land, 5 acres of land should be handed over to BDA by the District Collector. The Urban Development Department has finalized the land for ‘Akasha Gopura’.
BBMP/B-Smile has given a mandate to Design Tree to prepare a detailed project report (DPR) of ‘Akasha Gopura’ and they should continue the project so that it does not go to waste. It has been ordered that after preparing the DPR, it should be handed over to BDA.
The entire cost of the construction of ‘Akash Gopura’ should be borne by the BDA. The income generated from it can be collected. It has been suggested that ‘Akasha Gopura’ should be directly connected to the Nice Road or State/National Highways so as not to disturb the smooth movement of the surrounding residents.
The ‘Akasha Gopura’ project has now been handed over to the BDA and the tender and other processes will begin after the DPR is finalized. By then, the land transfer process will be completed. ‘Akash Gopuram’ will be built at a cost of more than ₹500 crore,’ said BDA officials.

ಬೆಂಗಳೂರು: ‘ಬೆಂಗಳೂರು ಸ್ಮಾರ್ಟ್ ಇನ್ಫ್ರಾಸ್ಟ್ರಕ್ಚರ್ ನಿಯಮಿತ’ (ಬಿ–ಸ್ಮೈಲ್) ವತಿಯಿಂದ ನಿರ್ಮಿಸಬೇಕಿದ್ದ ‘ಆಕಾಶ ಗೋಪುರ’ವನ್ನು (ಸ್ಕೈಡೆಕ್) ಬಿಡಿಎಗೆ ವರ್ಗಾಯಿಸಲಾಗಿದ್ದು, ಕೆಂಗೇರಿಯ ರಾಮಸಂದ್ರದಲ್ಲಿ 41 ಎಕರೆಯಲ್ಲಿ ನಿರ್ಮಿಸಲು ನಗರಾಭಿವೃದ್ಧಿ ಇಲಾಖೆ ಆದೇಶಿಸಿದೆ.
ದಕ್ಷಿಣ ತಾಲ್ಲೂಕು ಕೆಂಗೇರಿ ಹೋಬಳಿ ಕೊಮ್ಮಘಟ್ಟ ಗ್ರಾಮಕ್ಕೆ ಹೊಂದಿಕೊಂಡಿರುವ, ರಾಮಸಂದ್ರ ಗ್ರಾಮದ ಸರ್ವೆ ನಂ. 40ರಲ್ಲಿ 41 ಎಕರೆ 12 ಗುಂಟೆ ಜಮೀನಿನಲ್ಲಿ, ಕರ್ನಾಟಕ ಕೈಗಾರಿಕಾ ಪ್ರದೇಶಾಭಿವೃದ್ಧಿ ಮಂಡಳಿ (ಕೆಐಎಡಿಬಿ) ಅಂತಿಮ ಅಧಿಸೂಚನೆ ಹೊರಡಿಸಿರುವ 27 ಎಕರೆ 19 ಗುಂಟೆ ಜಮೀನಿಗೆ ಐ–ತೀರ್ಪು ರಚಿಸಿ, ನೈಸ್ ಕಂಪನಿಯ ನಿರಾಕ್ಷೇಪಣಾ ಪತ್ರ ಪಡೆದು ಬಿಡಿಎಗೆ ಭೂಮಿಯನ್ನು ಹಸ್ತಾಂತರಿಸಿಕೊಳ್ಳಬೇಕು.
ರಾಮಸಂದ್ರದ ಸರ್ವೆ ನಂ.40ರಲ್ಲಿ ನೈಸ್ ಸಂಸ್ಥೆಗೆ ಗುತ್ತಿಗೆ ನೀಡಿರುವ 8 ಎಕರೆ 12 ಗುಂಟೆ ಮತ್ತು ಕೆಐಎಡಿಬಿ ನೀಡಿರುವ 13 ಎಕರೆ 33 ಗುಂಟೆಯಲ್ಲಿ ನೈಸ್ ಸಂಸ್ಥೆ 8 ಎಕರೆ 33 ಗುಂಟೆಯನ್ನು ಉಪಯೋಗಿಸಿಕೊಂಡಿಲ್ಲ. ಅವರ ಗುತ್ತಿಗೆ ರದ್ದಿಪಡಿಸಿ, ಜಮೀನನ್ನು ಬಿಡಿಎ ಪಡೆದುಕೊಳ್ಳಬೇಕು.
ರಾಮಸಂದ್ರ ಸರ್ವೆ ನಂ. 39ರಲ್ಲಿ 49 ಎಕರೆ 3 ಗುಂಟೆ ಸರ್ಕಾರಿ ಜಮೀನಿನಲ್ಲಿ 5 ಎಕರೆ ಜಮೀನನ್ನು ಜಿಲ್ಲಾಧಿಕಾರಿಯವರಿಂದ ಬಿಡಿಎಗೆ ಹಸ್ತಾಂತರಿಸಿಕೊಳ್ಳಬೇಕು ಎಂದು ನಗರಾಭಿವೃದ್ಧಿ ಇಲಾಖೆ ‘ಆಕಾಶ ಗೋಪುರ’ಕ್ಕೆ ಭೂಮಿಯನ್ನು ಅಂತಿಮಗೊಳಿಸಿದೆ.
ಡಿಸೈನ್ ಟ್ರೀ ಸಂಸ್ಥೆಗೆ ‘ಆಕಾಶ ಗೋಪುರ’ದ ವಿಸ್ತೃತ ಯೋಜನಾ ವರದಿ (ಡಿಪಿಆರ್) ತಯಾರಿಸಲು ಬಿಬಿಎಂಪಿ/ ಬಿ–ಸ್ಮೈಲ್ ಕಾರ್ಯಾದೇಶ ನೀಡಿದ್ದು, ಅದು ವ್ಯರ್ಥವಾಗದಂತೆ ಅವರಿಗೆ ಯೋಜನೆಯನ್ನು ಮುಂದುವರಿಸಬೇಕು. ಡಿಪಿಆರ್ ತಯಾರಿಸಿದ ಮೇಲೆ ಅದನ್ನು ಬಿಡಿಎಗೆ ಹಸ್ತಾಂತರಿಸಬೇಕು ಎಂದು ಆದೇಶಿಸಲಾಗಿದೆ.
‘ಆಕಾಶ ಗೋಪುರ’ ನಿರ್ಮಾಣದ ಸಂಪೂರ್ಣ ವೆಚ್ಚವನ್ನು ಬಿಡಿಎ ಭರಿಸಬೇಕು. ಅದರಿಂದ ಉತ್ಪನ್ನವಾಗುವ ಆದಾಯವನ್ನು ಪಡೆದುಕೊಳ್ಳಬಹುದು. ಸುತ್ತಮುತ್ತಲಿನ ನಿವಾಸಿಗಳ ಸುಗಮ ಸಂಚಾರಕ್ಕೆ ತೊಂದರೆಯಾಗದಂತೆ, ‘ಆಕಾಶ ಗೋಪುರ’ಕ್ಕೆ ನೈಸ್ ರಸ್ತೆ ಅಥವಾ ರಾಜ್ಯ/ ರಾಷ್ಟ್ರೀಯ ಹೆದ್ದಾರಿಗಳಿಂದ ನೇರವಾಗಿ ಸಂಪರ್ಕ ಕಲ್ಪಿಸಬೇಕು ಎಂದು ಸೂಚಿಸಲಾಗಿದೆ.
‘ಆಕಾಶ ಗೋಪುರ’ ಯೋಜನೆಯನ್ನು ಇದೀಗ ಬಿಡಿಎಗೆ ಹಸ್ತಾಂತರವಾಗಿದ್ದು, ಡಿಪಿಆರ್ ಅಂತಿಮಗೊಂಡ ಮೇಲೆ ಟೆಂಡರ್ ಇತರೆ ಪ್ರಕ್ರಿಯೆ ಆರಂಭವಾಗುತ್ತದೆ. ಆ ವೇಳೆಗೆ ಭೂಮಿ ಹಸ್ತಾಂತರ ಪ್ರಕ್ರಿಯೆ ಮುಗಿಯಲಿದೆ. ₹500 ಕೋಟಿಗೂ ಹೆಚ್ಚು ವೆಚ್ಚದಲ್ಲಿ ‘ಆಕಾಶ ಗೋಪುರ’ ನಿರ್ಮಿಸಲಾಗುತ್ತದೆ’ ಎಂದು ಬಿಡಿಎ ಅಧಿಕಾರಿಗಳು ತಿಳಿಸಿದರು.
